While institutional investors often chase "pedestrian" properties near top universities, family offices see opportunity in locations within a 2-4 mile radius, offering students affordable options with attractive amenities.

Even after waiting for banks to perform their dated, timely underwriting and approval process, the uncertainty of close still remains. Term sheets and verbal approvals return to the borrower largely modified or altogether declined.
ADDITIONAL FUNDS NEEDED TO FILL EQUITY GAP
Increasing regulatory mandates handed down to local banks have had an adverse effect on their borrowers ability to remain active in the market. The time and profit dilution it takes for them to raise the 15-20% additional equity required by banks is not conducive to the growth of these small to mid-size companies.
